The Story: The International Corporate Couple an Ocean Apart
Location: Wife living in Brussels
Location: Husband splitting each month between Atlanta and Europe
Objective: Find a home that meets the needs and wants of husband and wife without the two ever being in the same place
Dream Home: Upscale home that meets husband and wife’s criteria and a deal optimized to take advantage of the Atlanta ’07-’08 buyer’s market.
Challenge1: Coordinate review and prioritization of available properties between wife in Brussels and husband running Fortune 50 Corporation between US and Europe
Approach: Dillard & Company set up a property viewing portal that let the husband and wife review, comment on and prioritize properties viewed on-line. New listings that met the couples criteria were constantly added to the portal until the couple narrowed down their selection.
Results: The couple purchased a townhome while wife was still living overseas, then purchased a $1.5 million dollar home in North Fulton. The family is now comfortable in their new Atlanta home and Dillard & Company has listed the condo for sale.
The Story: The Closing Day Crisis
Location: Million Plus Penthouse in Buckhead High Rise
Situation: The owners moved out of the penthouse and into their new home weeks before the closing
Objective: Complete the closing at 3:00 pm – despite a friend of the seller (and his girlfriend) – just borrowing the place for a week before closing.
Challenge 1: The cleaning crew left the property at 8:00 am on closing day having been refused entry by the seller’s buddies’s girlfriend! The penthouse was in a state of chaos and has not been cleaned for weeks.
Challenge 2: The buyer has discovered the mess and was downstairs with a crew attempting to move their grand piano in – “Just a couple of hours before we go to closing”
Challenge 3: No other cleaning crew was available on such short notice and the wife of the buyer was getting steamed as she sat on the bench of the grand piano at the door of the freight elevator!
Dillard & Company Solution: Frontal Attack on the Problem. Drive to Target, while consoling the buyer’s wife on our cell phone, buy buckets, mops, rags and all needed cleaning products. Twenty minutes later, our entire team entered the property and remembered how to bag trash, clean, mop, dust and vacuum to please the examining eye of an enraged wife
Results: Contract closed on time, at 3:00 pm. The grand piano enjoyed the incredible view of downtown Atlanta
The Story: The Basement Flooded and We Were living in Singapore
Location: Sandy Springs
Objective: Purchase ranch in Sandy Springs, while still living abroad, and perform major remodeling long distance. This was our third transaction with Dillard & Company.
Challenge 1: Review homes available in Sandy Springs while living in Singapore
The Solution: Dillard & Company set up a web portal featuring homes that met our criteria. We employed the site to narrow down homes to be viewed in person and made a final selection on a week-long trip back to the States.
Challenge 2: Hire an architect and builder long distance and develop CAD based plans for a major remodeling of the new home
The Solution: Dillard & Company vetted builders and architects for us and gave the selected team access to our home. The architect emailed pdfs of each round of plans, allowing us to make many key decisions without traveling to Atlanta. Back in Atlanta for Christmas, we finalized the plans and construction is getting under way
Challenge 3: The air conditioner runoff hose backed up and flooded the basement while we were overseas.
The Solution: Dillard & Company gave our builder access so they could remove damaged carpet, wallboard and molding and then Dillard & Company staff monitored the de-humidifiers until all moisture was removed from the home.
We are amazed at the level of service!
The Story: The Offer For My Home Arrived on My Wedding Day
Objective: Sell my Buckhead property in time to close on my new home
Challenge 1: The Atlanta market had turned from a sellers dream into a buyers market as the end of 2007 neared.
The Solution: Dillard & Company implemented their extensive marketing plan to build exposure for the home. Their staff managed each private showing while carefully observing the guidelines we’d established for bringing strangers into our home.

Before: “I bought my mother a 2 bedroom condo in Marietta in 1998, never having lived in Georgia. My mother changed jobs and moved away from Marietta in the summer of 2004. After a month long remodel and many checks later, I was ready to put the condo on the market. I had the worst experiences with a list of real estate agents for the following 18 months with not a SINGLE offer on the property. Being an out of state property owner without knowing anyone to refer me to a competent agent in Marietta, I felt completely lost. I decided to take a trip to Marietta and interview a bunch of new agents.
After: After meeting all those agents, I found that Zana Dillard and Kara Fendley were the most prepared, organized, professional and straight forward people to deal with. The decision to have them sell my property was a no-brainer.

I was surprised and disappointed when he put the house on the market before it had been cleaned at all. In the first three months, I lowered the price $20,000.00 and it still didn’t sell. I had to remind him to take new pictures of the house after it had been cleaned and the shrubbery trimmed.
After: When my original contract expired, I signed up with Zana and started over. We lowered the price so that it was closer to the comps. Zana created a beautiful booklet on the house and I soon had an offer, though they did not come up to my minimum. Soon, I had a second buyer who was in the correct range, so we proceeded to the inspection. The inspection found a number of problems that had not been apparent to me. I made those repairs at a cost of several thousand dollars and then the buyers backed out. I was angry and very discouraged. I then got a third offer that resulted in the sale of my home.
What Made the Difference: Throughout this ordeal, Zana helped me to better understand the total process of selling a home and that these difficulties really were just items to resolve. They were not representative of the war between good and evil. Zana stayed positive with me and helped me develop a more objective perspective on the negotiation process.
The Results: As the sale neared, Zana performed an extraordinary amount of shuttle diplomacy between the two parties. At least in my perspective, Zana Dillard, was “right on” when she made her first presentation to me and she subsequently demonstrated that she has superior skills to negotiate the sale.
